The difference between resin bound and resin bonded is permeability. Resin bound mixes the aggregate into the resin before it is laid, creating a smooth surface that water drains straight through. Both are sold as resin driveways, and some quotes use the two terms as though they mean the same thing. They do not. The choice affects your drainage, whether you need planning permission, how long the surface lasts and what it costs to keep. What Is a Resin Bound Driveway?

A resin bound driveway is a surface where dried aggregate is mixed with clear polyurethane resin in a forced action mixer and then trowelled onto a prepared base. Every stone is coated on all sides, so the finished surface holds together as one flexible layer with no loose material.

The mix is usually around three parts aggregate to one part resin, and it is laid to a depth of 15mm to 20mm. Most residential driveways are laid at 18mm. A useful rule is that the depth should be at least three times the size of the largest stone in the mix, so a 6mm aggregate needs 18mm or more to hold together properly.

Once mixed, the resin starts to cure within about 10 to 15 minutes, which means the crew works in small batches and moves quickly. Weather matters as well. The surface should not be laid below 5 degrees, above 25 degrees, or when rain is forecast within a few hours, because the resin will cure unevenly and bond poorly to the stone.

What Is a Resin Bonded Driveway?

A resin bonded driveway is a surface where a thin layer of resin is spread over an existing base and dry aggregate is scattered onto it while it is still wet. Only the underside of each stone is held by the resin, which leaves a rough, textured finish that looks like loose gravel but does not move underfoot.

Because the resin forms a continuous sealed film across the base, water cannot pass through it. Any rain that lands on the surface has to run somewhere, which is the root of most of the issues covered further down this page.

Resin bonded is not a bad product in the right setting. Its texture gives good grip, which makes it a reasonable choice for footpaths, steps, ramps and anti-skid areas where drainage is already handled by the surrounding ground. The problem is that it is often sold for driveways, where permeability and load bearing both matter.

Is Resin Bound Permeable?

Yes, resin bound is permeable, provided the base underneath it is permeable as well. Water passes through the small voids between the coated stones, then through an open graded sub base, and soaks away into the ground rather than running onto the pavement.

This is the part installers sometimes get wrong. Laying a permeable resin bound surface over a sealed concrete base gives you a permeable top layer sitting on a waterproof tray. The water has nowhere to go and will pool at the edges. A proper permeable build needs an open graded sub base, typically 150mm of MOT Type 1 or a No.4 open graded stone for a residential driveway, with a geotextile membrane beneath it.

The drainage rules follow from this. In England, a front driveway over five square metres that uses an impermeable surface and drains straight onto the road needs planning permission. A permeable surface, or one that drains to a soakaway, border or lawn inside your own boundary, stays within permitted development and needs no application.

Resin bound typically costs £60 to £100 per square metre installed, and resin bonded typically costs £40 to £70 per square metre. The gap looks meaningful on a quote, but it narrows once lifespan and drainage work are taken into account.

Resin Bonded Driveway Problems

The most common resin bonded driveway problems are loose stone, poor drainage and a shorter working life than homeowners expect. All three trace back to the same thing, which is that the aggregate is only held on one side and the layer beneath it is sealed.

Stone comes away over time

Each stone is bonded at its base only. Tyres turning on the spot, snow shovels, pressure washers and general traffic gradually work stones free. Bald patches usually start where cars turn and near the entrance.

Water has nowhere to go

A sealed surface sheds every drop of rain. Without channel drains or a soakaway, water runs to the lowest point, which is often the pavement or the base of the house. In wet ground conditions this also raises the risk of standing water at the edges.

It needs attention sooner

A resin bonded surface often needs retreatment within five to eight years, and a full replacement well before a resin bound drive would need one. On a 50 square metre driveway the initial saving rarely holds up across a decade.

The texture holds dirt

The rough finish traps leaves, moss and grit in a way a trowelled surface does not, so cleaning takes longer and moss returns faster in shaded spots.

Cheap resin discolours

Resin that is not UV stable yellows and turns brittle in sunlight. This affects both systems, but it is more common on budget resin bonded work where the specification is not stated in writing.

It gets sold as something it is not

The biggest issue is not technical. Some quotes say resin driveway without naming the system, and the homeowner assumes they are getting the permeable one. Always get the system named in writing.

Which Resin Driveway Is Best?

For a driveway, resin bound is the better choice in almost every case. It is permeable, it keeps you within permitted development, it carries vehicle loads without shedding stone, and it lasts roughly twice as long as resin bonded for a moderate increase in upfront cost.

Resin bonded still has sensible uses. It suits pedestrian paths, steps, ramps and anti-skid surfaces, particularly where it is being laid over sound existing tarmac or concrete and the surrounding ground already deals with the water. In those settings the texture is an advantage rather than a drawback.

Where it stops making sense is a front driveway. There you are asking a thin, sealed, single-sided bond to handle vehicle weight and rainfall at the same time, and to satisfy drainage rules it was never designed for.

How to Check What You Are Quoted

The quickest way to tell the two systems apart on paper is to ask a short list of questions and get the answers in writing. A competent installer will answer all of them without hesitation.

  1. Is this quote for resin bound or resin bonded? Ask for it in writing, not verbally.
  2. What depth is the resin layer in millimetres? Expect 18mm for a residential driveway.
  3. What is the sub base and how deep is it? Expect around 150mm and an open graded stone if the surface is to be permeable.
  4. Is the resin UV stable? Non-UV-stable resin yellows within a few years.
  5. Is the system BBA certified?
  6. What edge restraint is being used? Resin needs a firm edge to hold its shape.
